Q: Should we sell first or should we buy? A: This is possibly the most common question people ask them selves prior to putting their house on the market. The simple answer in our experience is to carry out the two processes at the same time. This involves putting your own property on the market and contact estate agents in the chosen area of your search to provide you with a current selection of available properties and also to keep you posted with any new instructions as they come onto the market. If you are looking in our area we would make you a priority customer and inform you immediately of any new instructions. If you choose to find first then beware of the stress of then trying to find a suitable purchaser for your own! Q: What is the current rate of stamp duty?
Q: Do I pay Milestone a fee if I change my mind during the selling of my property. A: Rest assured that Milestone work on an entirely no sale no fee basis. Our commission is only payable if unconditional contracts are exchanged in the sale of your property. Q: For how long am I tied into a sole selling rights contract. A: If you instruct Milestone to sell your home on a sole selling rights basis we would normally ask for an agreement lasting 12 weeks. We feel that this is fair as we have considerable upfront advertising and marketing expenses in the selling of a property and we feel that a 12 week agreement gives us a reasonable amount of time to secure a sale. Q: How does it normally take for a sale to go through. A: From the point of a seller accepting an offer the average sale completes in 6 to 8 weeks. This is however very much an estimation as timescales depend on many factors such as surveys, conveyancing enquires and related transactions etc. Q: Should I do work to my property before going on to market. A: This is one of those frequently asked questions to which there is no correct answer. There is no doubt about the fact that a well presented property is a more saleable proposition than the equivalent property presented in poor order. However we do on occasion see properties that have been over developed to the point where the position and property type will not support the price that the vendor is hoping to achieve. We would advise sellers to clear a property of clutter and make sure that any pet related smells have gone. We would also advise sellers that if the property to be sold requires remedial works (i.e. roof replacement, damp and timber works etc) then some prospective buyers may have difficulty in obtaining a mortgage. This also applies to works that have been carried out that are not supported by the appropriate paper work (i.e. building regulation etc.) Q: How often will my property be advertised in the local paper. A: Milestone have a policy of very regular newspaper advertising. We are able to advertise most of our properties on a weekly basis and we make a firm commitment to advertise all our available properties a minimum of once a fortnight. |
